    As for the Fed, I can't see how they can cut rates this year unless we get a string of high unemployment reports. If they do, that will threaten to wreck all the progress they've made on inflation and could lead to the dreaded entrenched inflation.

    Some of the numbers they come up with are comical. I don't have the exact numbers in front of me but the average mortage before the pandemic was around $1,100 and is now north of $2,400 for the same home. Just a little bit different than the numbers they use.

    Exactly! When these interest rates ever come down expect to see a flood of eager to move pent up home owners list their homes which should drive prices down. Everyone is focusing on rates driving pricing when inventory is the key.
